How Brownsville’s New McDonald’s Is Doing After Opening This Summer

Brownsville’s newest McDonald’s opened in early June 2025, marking the latest chapter in the transformation of a long-vacant property once home to a gas station. The restaurant’s construction began in October 2024 and wrapped up on May 28, 2025, just before the opening.

The new McDonald’s sits at the northeast corner of Paredes Line Road and Dr. Hugh Emerson Road, where a gas station had operated since the 1990s before closing in the late 2000s. After more than a decade of vacancy, the site was finally cleared and rebuilt into a dual-lane drive-thru with delivery service.

From Gas Station Past to Fast Food Present

This corner has changed shape over the years. In the 1950s, aerial imagery shows farmland dominating the landscape. By the 1990s, a gas station stood at the site, serving local traffic until its closure left the property abandoned. Redevelopment in 2024 ended the decline, giving the property new life as a modern McDonald’s.

After nearly three months in operation, McDonald’s is drawing mixed feedback. The location holds a 2.6-star rating on Google with more than 30 reviews. Many customers complain of slow service, long drive-thru waits, and missing items. One reviewer described a rude interaction when staff joked about a missing Happy Meal item.
