Target will open a 127,000-square-foot store north of Highway 14 and east of Interstate 29. The site appears on Target’s official “Coming Soon” list and brings the retailer to Brookings for the first time. This location offers great access and high visibility from nearby hotels and traffic corridors.
The new store will anchor Brookings Marketplace, a 26.25-acre project developed by Ryan Companies. The City of Brookings had long identified this land as key for commercial growth. Now, with Target on board, the area is gaining momentum as a new retail hub.
Brookings Marketplace follows years of planning and delay
The development site was once owned by the South Dakota Department of Transportation. In 2013, the City of Brookings bought the land to spark retail growth in this part of town. For several years, plans remained on hold without clear direction.
Eventually, Ryan Companies introduced a retail-focused concept with Target as its lead tenant. While the surrounding area grew with hotels and restaurants, this site stayed undeveloped. Now, it’s poised to keep shoppers local and attract new retailers over time.
From mid-century farmland to a retail destination
Aerial images from 1956 show fields stretching across what is now the Brookings Marketplace site. No commercial structures existed, and the area served as farmland for decades. The scene remained unchanged even as the city grew outward.
By 2008, a building stood at 3001 6th Street, likely used for administrative or maintenance purposes. That structure was eventually removed. Today, satellite imagery from 2024 shows a cleared site with defined grading. What was once farmland is becoming a key shopping destination for Brookings.
