StreetLevel Investments leads this project, featuring some of the nation’s biggest retail brands. Confirmed tenants include:

Project Timeline and Construction Progress

Construction began in November 2024, and Phase I is set for completion by summer 2026. This phase will introduce 500,000 square feet of retail space. Phase II will add 200,000 square feet and multifamily housing.

The Hunt Family’s Role in the Development

The Hunt family, a well-known Texas dynasty, plays a key role in the broader Gateway development. Their company, Petro-Hunt, owns 1,400+ acres in the area, including the land for The Village at Gateway.

The Hunts funded $12 million to build the Gateway Bridge, which crosses U.S. Highway 80 and the Union Pacific railroad. Completed in 2013, this bridge unlocked the area for large-scale development.

A Look at the History of the Site

The Village at Gateway site has changed dramatically in the last two decades. In 2001, the area consisted mainly of undeveloped farmland, with no direct road access beyond U.S. Highway 80. Aerial images from that time show vast open fields divided by natural terrain patterns.

By 2024, the landscape had transformed. The site is now prepped for major commercial expansion, with new roads, roundabouts, and land grading in place. The Gateway Bridge, once nonexistent, now connects the area, making it a prime location for Forney’s continued growth.
