Peñitas may soon be home to a new McDonald’s along Expressway 83. A recent filing shows plans for a 3,686-square-foot restaurant at 2218 E. Expressway 83, featuring a dual-lane drive-thru to handle high traffic. While this project has been listed in state records, it has not yet been publicly announced by McDonald’s.

According to the filing, construction could start in June 2025 with an expected completion in October 2025. The location sits near Starbucks and National Lube Express, making it a convenient stop for locals and commuters along Expressway 83.
Why Peñitas?
Peñitas has been expanding rapidly, with new businesses filling in along Expressway 83. Looking at historical aerial images, it’s clear how much this area has changed—what was once farmland in the 1950s is now a developing commercial hub. With more traffic and businesses moving in, a McDonald’s at this location makes sense.
What’s Next?
If all goes as planned, Peñitas could have a new McDonald’s by late 2025. With the city’s steady growth, it wouldn’t be surprising to see even more businesses follow.
