Houston-Area Dining Boom: Former Parking Lot Becomes New Chipotle

Back in 2008, the land at 1301 FM 1462 was just an empty parking lot in front of Highland Square Center. At the time, the Kroger-anchored shopping center had plenty of open space, but not much else happening in that corner of the lot.

Over the years, retail trends have shifted. Instead of large, underutilized parking areas, developers have been finding ways to repurpose these spaces into valuable retail spots. That’s exactly what’s happening here—what was once a stretch of pavement is now becoming a new Chipotle for Alvin residents.

Construction Progress at the Chipotle Site

As of early 2025, construction on the new 2,325-square-foot Chipotle is well underway. Recent images show the framing structure in place, with crews actively working on the building. The Texas Department of Licensing and Regulation indicated that construction began in October 2024, with completion expected in February 2025.

The site sits within Highland Square Center, which already houses major retailers like Kroger. The new Chipotle adds another convenient dining option to the mix, making the shopping center even more of a go-to spot.

A Sign of Alvin’s Retail Growth

The transformation of this space highlights Alvin’s ongoing growth. More national brands are moving in, repurposing vacant lots and excess parking into high-traffic businesses. This shift reflects a broader trend—retail spaces are evolving to maximize land use, making room for new restaurants and stores that bring in steady foot traffic.

With construction moving quickly, it won’t be long before Alvin residents can grab a burrito or bowl at their very own Chipotle. The days of long drives to the nearest location will soon be over.
