The Texas Heritage Marketplace is a 165-acre, mixed-use development currently under construction at I-10 and Texas Heritage Parkway in Katy, Texas. Designed as a regional retail and lifestyle hub, the project will feature 750,000 square feet of retail and dining space, 300,000 square feet of medical offices and self-storage, and 550 apartment units.
With major national retailers, popular restaurants, and green spaces incorporated into the design, this development aims to serve Katy’s rapidly growing population while enhancing the local shopping and living experience.
Confirmed Retailers & Restaurants
Several well-known brands are set to anchor this development, including:
Target – A 148,000-square-foot store, serving as the retail anchor.
Lowe’s – A major home improvement retailer, positioned in a separate large building.
LongHorn Steakhouse – A go-to spot for steak lovers.
Olive Garden – Offering classic Italian dishes.
Milano Nail Spa – A premium nail salon experience.
While these are the confirmed tenants, the 750,000 square feet of retail space will likely include more stores, restaurants, and entertainment venues.

Beyond Shopping: Mixed-Use Features
550 Apartments – Two residential complexes will bring urban living into the mix.
Medical Offices & Storage – 300,000 square feet of space for services beyond retail.
Green Space – A heritage oak tree has been preserved as a central feature.
Timeline & What’s Next
Construction is underway, with retailers expected to open in phases starting in late 2026. The apartments will follow, targeting completion by 2028.
This project represents another step in Katy’s rapid expansion, bringing national retailers closer to growing neighborhoods. More tenant announcements should follow soon—stay tuned!
