In-N-Out Burger is coming to 560 W. Huntington Drive in Monrovia, California. The location now appears on the companyโs official website under future openings. City planners approved the project in 2022, and construction is underway.

The upcoming restaurant will include indoor seating for 84 customers. There will also be patio seating for 40 people. The site design features a drive-thru that can hold up to 26 cars. This development marks a major refresh of a highly visible property.
Location History
For many years, this address was home to a Black Angus Steakhouse. Los Angeles County property records show the building was constructed in 1982. Street View photos from 2012 through 2019 confirm Black Angus operated at the site.
The building was demolished in late 2024. A construction fence with In-N-Out signage appeared soon after. Recent photos show the restaurant’s framework is now taking shape.

In earlier decades, the area was far less developed. Aerial imagery from 1952 shows light residential patterns and open land. By 1980, commercial development had expanded along W. Huntington Drive.
