Target is moving ahead with a major new store at North Gloster Street and Commonwealth Boulevard. The city approved the rezoning in 2024, and Target completed the land purchase in early 2025. Construction
Satellite imagery from May 2024 shows the full site cleared and leveled. Heavy grading shaped the building area and the surrounding drainage layout. City officials later confirmed that paperwork was complete and that the project was moving forward. A new 1.4-mile access road is now being built to connect the site to North Gloster Street. The mayor has said the store is tracking toward an October 2026 opening.
Location
The store will sit near the Mall at Barnes Crossing, a major retail center in Tupelo. The new access road will run between Barnes Crossing Extended and North Gloster Street at Commonwealth. The area already draws strong traffic from both local shoppers and travelers coming off I-22. The large site gives Target space for a full-size building and a large parking area.

Target has listed the Tupelo store on its official upcoming locations page. The planned building is about 148,700 square feet, larger than many of the chain’s other stores. This size suggests the location will carry a wide range of products and services. Local reporting continues to point to a fall 2026 opening, with the city expecting activity on the site through 2025.
From Farmland to Commercial Powerhouse
Aerial images from 1997 show a landscape still dominated by farmland, with the future Target site sitting undeveloped. However, Interstate 22 had already cut through the area. Historic imagery shows the interstate first appearing between 1977 and 1981, reshaping the area and laying the groundwork for future development.
By 2024, that same land was surrounded by major commercial growth. Office buildings, parking lots, and large retailers now border the site. The land itself stayed vacant for decades but has recently undergone grading and early construction preparation, signaling a major shift in its use.
