A New Sam’s Club is Coming To This Houston Area Location

According to recently filed documents with the Texas Department of Licensing and Regulation (TDLR), a new Sam’s Club could soon take shape in Tomball, Texas. The filings detail plans for Sam’s Club #4868 and an accompanying fuel station, both expected to be completed by June 2026.

The projects are listed at 13255 N Grand Parkway W and 13609 Rocky Road, placing them within the fast-growing Grand Parkway Town Center zone. However, these are only state filings, and no official announcement or signage has confirmed construction. The exact layout and parcel placement are still unclear.

Two Filings, One Future Development

The main store is expected to be 166,664 square feet, while the fuel station, filed under a separate number, covers just 176 square feet. Both filings share the same projected start and completion dates—September 2025 to June 2026.

Despite the paired nature of the filings, the addresses provided suggest possible separation in placement. Rocky Road cuts across the broader development area and could serve as access to either the fuel station or the rear of the main store. Until more detailed plans or permit signs appear on-site, the actual footprint remains unverified.

Grand Parkway Site Sees Rising Activity

The land in question lies south of the TX-99 and Highway 249 interchange, in a cleared but undeveloped section surrounded by new retail and auto dealerships. The broader site is part of a 65-acre mixed-use development led by NewQuest Properties, which has seen a wave of recent growth.

Nearby businesses include Floor & Decor, Beck & Masten Kia, and Parkway Chevrolet, along with warehouse and distribution operations to the west. A curved loop road now outlines the central portion of the site, suggesting internal access routes are already established.

Even so, the addresses listed in the TDLR filings may not match final building placements. Street names and parcel numbers often shift during active development, especially when large tenants move in.

A 1944 aerial image shows the future Sam’s Club site as untouched prairie, with scattered oil pads and dirt access roads.

From Open Land to Major Commercial Hub

Back in 1944, the entire site was untouched land. Aerial imagery shows open fields with sparse infrastructure, dirt roads, and isolated oil pads. Rocky Road, though present, served few visible properties.

In contrast, the 2025 aerial reveals cleared land, new roads, retention ponds, and a grid of development-ready pads. While several buildings have gone up along the edges, the central section—where the Sam’s Club may land—remains open but clearly prepped for a major anchor tenant.

This transformation from raw prairie to commercial core sets the stage for what could become Tomball’s newest retail magnet—if the project moves forward as filed.
