A major redevelopment project is underway in Portsmouth, transforming a former retail property into new housing. Bed Bath & Beyond and Christmas Tree Shops once operated here. Now, the site is set to become a large apartment community.
Construction Plans
Developer Eastern Real Estate and partner Tighe & Bond plan to build about 360 rental units across 17 three- and four-story buildings on the 26-acre site. The housing will include a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments.
Plans also call for more than two acres of community space. This will feature a dog park, a central park area, pocket parks, a raised viewing platform, and a rain garden designed to handle stormwater runoff. Existing retail buildings on the property will be demolished to make way for the project.
Timeline So Far
The proposal first surfaced in February 2024, with early coverage from WJBQ. The city’s Planning Board reviewed the project later that year, and by December 2024 it had received approval, according to reporting in the Union Leader. Tighe & Bond also notes the approval in their project summary.
Meanwhile, historical imagery from April 2025 still shows the former Bed Bath & Beyond building on the site.
Location Context
The project site is at 100 Durgin Lane in Portsmouth, just off U.S. Route 4. It is situated in a bustling retail corridor near The Home Depot, Whole Foods Market, and theHampton Inn Portsmouth Central. Once complete, the development will add hundreds of new apartments in one of the most active areas of the Seacoast.
