New Bubba’s 33 Coming to Terrell, Texas

A brand-new Bubba’s 33 restaurant is planned for Terrell, Texas, with construction set to begin in November 2025 and wrap up by mid-April 2026. The project is listed at the southwest corner of FM 148 and Spur 557—right in the thick of one of Terrell’s busiest commercial zones. But the exact spot? That’s still a bit of a mystery.

Planned Near a Growing Restaurant Cluster

According to the Texas Department of Licensing and Regulation, the new restaurant will be 7,105 square feet and will be designed as a full-service, sit-down location. It’ll join an already bustling area that includes Texas Roadhouse, Olive Garden, Chick-fil-A, and Twin Peaks. Looking at the southwest quadrant of the interchange, the most likely construction site is a grassy lot just west of Texas Roadhouse, between Crossroads Parkway and the Spur 557 frontage road.

That location makes sense. It’s highly visible from the highway, surrounded by other restaurant chains, and sits just across from Academy Sports and Specs. Bubba’s 33 typically targets areas like this with strong traffic flow and evening foot traffic.

Still Early in the Process

The project was registered with the state on July 7, 2025, and currently lists a start date of November 3. However, no building permits or site plans have been released publicly, and the exact parcel isn’t confirmed. Until more official documents or announcements surface, the exact site remains a well-educated guess.
