Proposed New Buc-ee’s in Colorado: This is The Location

Palmer Lake, Colorado, is at the center of a major debate. The town is considering annexing land for a proposed Buc-ee’s travel center. The company is known for its massive convenience stores, multiple fueling stations, and clean restrooms. Buc-ee’s has expanded beyond Texas, and this location would mark its second in Colorado. However, while the site appears well-positioned for travelers, the project is far from approved.

The Proposed Location: Where Buc-ee’s Could Be Built

The proposed Buc-ee’s site is at the corner of County Line Road (Palmer Divide Road) and Interstate 25. Covering approximately 30 acres, this land has remained largely undeveloped, apart from nearby residential properties.

With easy access to I-25, the location is ideal for serving both northbound and southbound travelers. The site is also near the intersections of Monument Hill Road and Beacon Lite Road, further increasing accessibility.

While some residents see Buc-ee’s as an economic boost, others worry about increased traffic, environmental impact. There is also worry on how it could change Palmer Lake’s small-town atmosphere.

A Look at the Site’s History

  • 1937: The land is primarily open fields with minimal infrastructure. Dirt roads and natural drainage patterns dominate the area.
  • 1955: Palmer Divide Road is developed, providing a more structured east-west route.
  • 2024: Interstate 25 is fully constructed, transforming the region’s accessibility. While the land near the highway remains mostly undeveloped, residential growth is increasing nearby.

Over nearly a century, the area has shifted from untouched rural land to a key transportation corridor. The proposed Buc-ee’s site would represent another major change in how the land is used.

Flagpole Annexation: A Key Step in Development

For Buc-ee’s to be built, Palmer Lake must first annex the land currently part of unincorporated El Paso County. The town is pursuing a flagpole annexation, meaning a narrow strip of land would connect the site to its boundaries, making it legally eligible for annexation.

In December 2024, Palmer Lake’s trustees voted to classify the land as eligible for annexation, but this does not mean approval is final. A lawsuit filed in January 2025 by local residents and nonprofit groups challenges the process, claiming the town violated open meeting laws. The legal battle could delay or even block the annexation.

What Happens Next?

If the annexation is approved and the land officially becomes part of Palmer Lake, the town could move forward with selling the property to Buc-ee’s developers. However, additional steps, including zoning approvals, traffic studies, and infrastructure planning, would be needed before construction could begin.

Community Reactions and Potential Impact

The proposed Buc-ee’s would bring new jobs and increased economic activity, but concerns remain about traffic congestion and the potential loss of Palmer Lake’s quiet, rural character. The town has long been known for its scenic surroundings, and some residents fear commercial development could change that.

As of now, Buc-ee’s remains a proposal rather than a certainty. With legal challenges still in progress, the future of this project is unclear. Whether Palmer Lake moves forward with annexation or the community pushes back against large-scale development remains to be seen.
