Austin Has a New 43-story Luxury Residential Tower

A striking new 43-story luxury residential tower, 700 River, is nearing completion on River Street in Austin, Texas. This sleek, modern development will offer 377 high-end apartment units across 400,000 square feet of living space. Located within walking distance of the Emma S. Barrientos Mexican American Cultural Center and the scenic Colorado River, it promises residents a vibrant urban lifestyle in the heart of the city.

700 River rises in the historic Rainey Street District, located in the southeast corner of downtown Austin. This area has quickly become one of the city’s most sought-after neighborhoods. Aerial images from the 1950s show the area once dotted with modest, freestanding homes. But since its rezoning in 2004 as part of Austin’s central business district, Rainey Street has transformed into a hub of modern development.

Developed by High Street Residential, construction on 700 River topped off in March 2024. Leasing began this September as the project moves toward its expected completion by the end of the year.
