New Trader Joe’s Coming to Yucaipa, California

Trader Joe’s is preparing to open a new location in Yucaipa, California. The store will be located at 31545 Yucaipa Boulevard, on the south side of the street just west of Panera Bread. Trader Joe’s officially lists the location as “coming soon” on its website. The grocery store will occupy a newly constructed anchor space within the larger Yucaipa Pointe retail development. As of May 2025, construction is nearing completion, and an official opening date has not yet been announced.

VantageOne Real Estate Investments is developing the property. The grocery store will join several national tenants already operating nearby, including Chick-fil-A, Dutch Bros, Panera Bread, and Jack in the Box. The location is strategically positioned off the I-10 freeway exit at Yucaipa Boulevard.

Location History

Historical aerial imagery shows the site has undergone significant changes over the last century. In 1938, the land consisted entirely of agricultural groves, with no visible buildings or infrastructure. By 1959, several small structures had appeared along Yucaipa Boulevard, likely roadside businesses or early commercial buildings. These structures were no longer present by 1985, and the lot appeared cleared and unused. From the 1980s to the early 2000s, the land remained mostly vacant.

In recent years, the site was temporarily used for truck and trailer parking. A permit allowed vehicle storage on the lot while long-term redevelopment plans were under review. By 2022, construction began on a new commercial center, and foundation work was underway. One central building was completed by that year, and new roads and infrastructure were added to serve the future tenants.

Development and Ownership

The current redevelopment is part of the Yucaipa Pointe project, led by VantageOne Real Estate Investments. The firm owns the property and is managing its leasing. Trader Joe’s secured the anchor tenant space in Phase 2 of the center. Construction permits for the grocery store were filed in late 2024, with general contractor JG Construction overseeing the buildout.

Other confirmed businesses in the development include Chick-fil-A, Dutch Bros, Quick Quack Car Wash, and Panera Bread. The surrounding pads and shop buildings were completed in phases between 2020 and 2025.

Earlier use of the property included Oak Valley Music Academy, which operated on-site during the early 2000s. Before that, newspaper records show that the address was used in the 1970s for a camper sales business named Geo’s Discount Campers.

The site is part of the city’s Freeway Corridor Specific Plan and did not require major zoning changes for its commercial use. Several drive-thru and retail businesses within the development received conditional use permits from the Yucaipa Planning Commission between 2019 and 2021.
